It starts with your story, not a form.
A real person listens first: what you want to do, what has gotten in the way, and what a good outcome looks like for you. Nothing touches your credit to start.

A few quick questions, one at a time. Real programs that fit at the end — and nothing that touches your credit to start.
Here’s the path that fits what you told us. Finish on your secure application and a licensed Lexington loan officer picks it up and reaches out.
Continue to my applicationFor over two decades, Lexington has helped homeowners, business owners and families find a path forward when the ordinary answer was “no.” A file is not just a number — it’s a real person with a real life, and a quick “no” usually just means a lender stopped reading.
Some borrowers don’t fit a box. A real lender reads income, credit, equity and timing together before deciding which door is actually open.
Self-employed, 1099, seasonal or complex? We read the whole picture, not one line on a tax return.
A rough patch isn’t the end of the story. We know the programs that look past it.
Strong on assets? Equity and reserves can open doors that income alone can’t.
Rate locks, closing windows and deadlines handled so the deal actually moves.
Not to overwhelm you with options — to find your full financial picture and match it to the right door.
Low down payment and a path to approval even with a rebuilding credit history.
Programs that read real income from your deposits and P&L, not just a tax return.
Financing for high-value and complex transactions, handled with discretion.
Lower the payment, pull cash out, or restructure debt into one plan.
Tap your home’s equity with a flexible line of credit — no need to refinance your first mortgage.
Access your equity today in exchange for a share of future value — no monthly payment.
Turn home equity into monthly comfort or a standby line, with no required monthly payment.
Qualify on the property’s cash flow — no personal income documents required.
A real person listens first: what you want to do, what has gotten in the way, and what a good outcome looks like for you. Nothing touches your credit to start.
Your mortgage statement shows the real facts — payment, payoff, escrow, taxes, insurance and lien position. Buying a home instead? We start from your budget and documents.
Some borrowers do not need a menu. They need judgment. We read tax returns or bank statements, credit history, property and equity, and timing side by side before deciding which door is actually open.
We put today’s obligations next to a structured path forward on one worksheet, so you can compare clearly before making a bigger decision.
Secure instructions, documents reviewed before you sign, a team coordinating every party, and you kept informed at each step — with remote signing where your loan and state allow.
Keys in hand, or a better loan in place. “If Lexington can’t do it, it can’t be done.”℠ The next step is simple: tell us where you are today.
Move the sliders for a quick estimate. Your real number — with taxes, insurance and the right program — comes from a short conversation.
Many strong borrowers don’t fit the standard W-2 box. Self-employed income can involve deductions, seasonal revenue and retained earnings. We translate that into a loan the file can support — bank-statement income over 12 to 24 months, P&L programs and asset-based options.
See what you qualify for250 years of American freedom. 26 years of fighting for yours. Whoever you are, wherever you begin — we find the way home.
No human performer is depicted.
For over two decades we’ve closed the loans other lenders decline — lower scores, thinner files, tougher scenarios. If Lexington can’t do it, it can’t be done.
Before you trust the process, the institution should be easy to verify. Check us — in public.
How bank-statement programs read your real earnings over 12–24 months.
What a rejection actually means — and the doors that are still open to you.
How a HECM turns equity into monthly comfort, in plain language.
Send the statement. See the benefit. One conversation tells you exactly where you stand — with no credit pull to start.
It depends on the program, and your score is only part of the picture. FHA financing can start at a 500 score, and collections, a late payment or a thin credit file are exactly what the right program is built for. Tell us your score range and we’ll show you which doors are open.
Often, yes. Bank-statement programs qualify you on 12 to 24 months of deposits instead of your tax returns — that’s why they fit business owners whose write-offs lower their taxable income. 1099 earners have paths too.
Often, yes. Many programs accept an IRS payment plan in good standing, with the monthly payment counted in your budget, and some bank-statement programs don’t use tax returns at all. A recorded tax lien usually has to be on a plan or paid, so tell us where things stand and we’ll map the cleanest path.
It’s less about one income number and more about how the full payment fits next to your other monthly debts — lenders call it your debt-to-income ratio. Share your price range and monthly debts, and we’ll show you what fits.
Usually, yes. Each program sets its own waiting period after a bankruptcy or foreclosure, and documented circumstances can shorten some of them. Some programs can finance you sooner, with a plan to refinance later.
A new job rarely stops a mortgage, especially in the same line of work. Retired? Social Security, pensions and retirement-account withdrawals can all count as income, and some programs can qualify you on your savings.
No. Getting started with us doesn’t pull your credit. When you’re ready for a full pre-approval we ask your permission first, and credit scores generally count several mortgage checks in a short shopping window as one. We can also use VantageScore 4.0, the newer credit score now accepted for Fannie Mae and Freddie Mac loans. It counts on-time rent, utility and phone payments when they’re reported, so for many borrowers it comes in higher than the older score.
Often less than people think. Some programs — including VA loans for eligible veterans and service members — are built for buyers with little saved. We’ll show you which ones apply to you.
Usually, yes. Those payments count toward your debt-to-income ratio, but they rarely disqualify you on their own. What matters is how much room is left for the housing payment.
It depends on how you earn your income. W-2 employees usually need recent pay stubs, W-2s and two months of bank statements; self-employed borrowers on a bank-statement program use 12 to 24 months of statements instead of tax returns. We’ll send you a short checklist made for your situation, so you only gather what your loan actually needs.
